The Property Ombudsman
Gower Dawes Ltd is a member of ‘The Property Ombudsmen (TPO)’ redress scheme for property lettings, as well as sales. Details can be obtained from TPO website – www.tpos.co.uk
TPO is a free, impartial and independent service for the resolution of disputes between consumers and property agents.

Client Money Protection Scheme
It is a legal requirement for letting agents to join a Client Money Protection Scheme for the benefit of their clients, typically tenants and Landlords, in order to safeguard money they hold on their client's behalf. In the event that the owners of the business steal or misappropriate any of this money there is a route of redress against the letting agent by contacting the Scheme and claiming against the Scheme. If a genuine claim is accepted by the Scheme, the Scheme will recompense the landlord or tenant and seek recovery from the letting agent or it's owners.
A Client Money Protection Scheme does not act on behalf of the letting agent. It is an independent membership body that provides the protection of client money whilst held by it's members and the Scheme insures its liability for the payment of any claims.

Deposit Protection Service (DPS)
Most deposits paid to us are lodged with the ‘Deposit Protection Service (DPS)’, a custodial scheme, under Gower Dawes Ltd – scheme no.1231743. In some cases the Landlord(s) may want to protect the deposit in their own scheme, but you will be advised of this and it will be clearly stated in the Tenancy Agreement (Usually applies when the Landlord(s) manages the property).
The amount of the deposit required from Tenant(s) is not fixed as it will depend on individual circumstances. In most cases an amount equivalent to the monthly rent will be required, but an additional amount may also be required e.g. in the event of the Landlord(s) allowing pets (usually an extra half month’s rent).

Because we are a relatively small firm, we are able to offer a personal and friendly Service, whilst at the same time maintaining a high standard of competence and professionalism.
Our fees are competitive and may be open to negotiation dependent on the level of Service required. We are particularly committed to investment Landlords and savings can be made on the smallest of portfolios.

Drawn from a continually updated register, all prospective Tenants are thoroughly referenced and credit checked. In some cases we will also require a guarantor.
